Rent Review & Lease Renewal

We advise landlords and tenants on rental values and other issues in connection with rent reviews and lease renewals.

We advise both landlords and tenants on restructuring leases, break options, serving notice on reviews and renewals and where agreement cannot be reached by negotiation, submitting written representation to the arbitrator/independent expert or court as required.

Building Surveys

Our Surveyors can provide the full range of building surveys for both residential and commercial property, from a limited building survey, a Home Condition Report, or a full structural survey. Whatever type of survey you have it will aim to enable you to make a judged decision when purchasing a property, carrying out repairs, maintenance or upgrades.  It will provide detailed advice on condition and describe the identifiable risks or potential for hidden defects along with making recommendations as to whether further advice is needed, and may even provide an estimate of costs for identified repairs.  Only when you have all the relevant information together are you fully equipped to make a judged decision on whether or not the proceed with a planned purchase or course of action.

Party Wall

The Party Wall Act 1996 sets out the way in which specific types of construction in close proximity to a boundary between two properties is carried out in such a way as to avoid causing unnecessary inconvenience to adjoining owners or occupiers. Our consultant surveyors are fully versed in all aspects of this type of work and the inspection and reporting procedures that go with it.


Where Landlords and Tenants have entered into a contract (lease), there are requirements on both sides with regard to repairing obligations. A Schedule of Dilapidations, generally prepared at lease expiry, is a quantifiable list of these repairs and the works required to deal with these potential breaches of the lease. Our consultant surveyors are very well versed in acting for landlords or tenants at this crucially important stage of a lease and can ensure that these often long and difficult negotiations are in accordance with the Dilapidations Protocol published by the RICS.


Our Consultant Surveyors can also carry out building contract administration work, are expert in dealing with boundary disputes and have a particular interest and knowledge of historic buildings.
